ONE Station Hill named Best Commercial Workplace

ONE Station Hill, the flagship office building within Reading’s landmark Station Hill development, has been named Best Commercial Workplace at the 2025 British Council for Offices (BCO) National Awards.
The 275,000 sq ft super-prime office was recognised at the national ceremony in London for its design excellence, sustainability and contribution to redefining the modern workplace. The win follows earlier success for ONE Station Hill at the BCO South of England and South Wales Regional Awards, where it also took home the title of Best Commercial Workplace.
Designed by leading international architects Gensler and delivered by the Lincoln MGT joint venture between Lincoln Property Company and MGT Investment Management, ONE Station Hill sits at the heart of Reading’s £850 million regeneration project, directly opposite the town’s mainline and Elizabeth Line station.
The judges praised ONE Station Hill as “an uplifting building which puts Reading into a new class of the business market,” commending its landmark role in regeneration and its forward-thinking design tailored to the needs of modern occupiers.
Arranged across 15 upper floors with a series of vibrant amenity spaces, the building offers an exceptional working environment for global occupiers including PepsiCo, PwC, Kenvue and NewFlex. A focus on wellbeing and community sits at the core of the design, with a 15th-floor terrace providing space for wellbeing sessions and social events, alongside two acres of landscaped public realm and enhanced pedestrian access connecting the scheme to the wider town centre.
As a fully electric, smart-enabled building, ONE Station Hill targets BREEAM ‘Outstanding’, WELL Platinum, and EPC ‘A’ ratings, reflecting its commitment to sustainability and innovation.

The award adds to a growing list of accolades for the wider Station Hill development, which has also been recognised with a CoStar Impact Award, named Regeneration Project of the Year at the Thames Valley Property Awards, and shortlisted for multiple honours at the Estates Gazette and Royal Berkshire Property Awards.
Once complete, Station Hill will deliver up to 625,000 sq ft of best-in-class office space, 1,300 new homes and 95,000 sq ft of lifestyle-led retail and leisure, creating a vibrant new heart for Reading.
