New Modern Industrial Scheme delivered for Reading and the Thames Valley
5th February 2026
A major new industrial logistics scheme has been launched in Reading, marking an important milestone for the town and the wider central Thames Valley as demand for modern, sustainable commercial space continues to outstrip supply.

Hillwood and Goya Developments have brought Hurricane Urban Hub to the market in Woodley, Reading — the first new industrial logistics scheme to launch in the central Thames Valley in 2026. Located close to Junction 10 of the M4, the development comprises 186,496 sq ft of high-quality industrial and logistics accommodation across 10 buildings, with units ranging from 10,615 sq ft to 47,960 sq ft.
The launch comes at a critical time for the region’s business and investment landscape. Reading and the Thames Valley remain one of the UK’s most dynamic economic hubs, home to a dense cluster of technology, life sciences, advanced manufacturing and logistics firms. However, a prolonged shortage of new, modern industrial space has constrained growth for many businesses looking to expand or relocate within the area. Hurricane Urban Hub directly addresses this gap, providing much-needed new-build stock that meets the evolving needs of occupiers.
Built to a high specification, each building features fitted offices, shower facilities and electric level access loading doors, alongside an 8.5m clear internal height, three-phase power supplies and 50KN per square metre floor loading. Two detached units also benefit from secure yards, making the scheme attractive to a wide range of industrial and logistics users.
Crucially, the development has also been designed with sustainability at its core — reflecting both occupier demand and the region’s wider commitment to low-carbon growth. Hurricane Urban Hub has achieved BREEAM ‘Excellent’ and EPC A+ ratings, incorporating extensive renewable and low-carbon technologies including roof-mounted solar PV panels, air and ground-source heat pumps, and electric vehicle charging points. This aligns with Reading’s ambitions to support greener, future-ready business infrastructure.
Harry Bevins, partner at joint agent Haslams Surveyors, said: “Hurricane Urban Hub is coming to the market at an opportune time. With local supply having been constrained for so long, there has been a real need for high quality new-build stock, and Hurricane Urban Hub is the first multi-let scheme out the gates, leading the roll out of new Reading industrial schemes coming to the market in 2026-27.
“The scheme couldn’t be better designed, as it meets the strong desire amongst occupants for attractive client-facing warehousing with sustainable and green credentials, best-in-class specification and close connectivity to the UK’s major road network via J10 of the M4. Nestled amongst a range of local amenities and a skilled local workforce, we expect Hurricane Urban Hub to be in high demand and look forward to welcoming a range of new tenants in the coming months.”
The launch of Hurricane Urban Hub signals continued confidence in Reading as a prime location for business investment, reinforcing its role as a key economic driver within the Thames Valley and the South East. With further industrial schemes expected to come to market over 2026-27, this development represents the first wave of a new pipeline that will support business growth, job creation and sustainable economic development across the region.
Joint letting agents for the scheme are Haslams Surveyors, DTRE and Hollis Hockley.
